Buying your first home in Johor Bahru follows a clear sequence, but the details and timelines matter. It usually begins with a booking fee — typically 2-3% of the purchase price — paid to reserve the unit, followed by a Letter of Offer from the seller or developer setting out the terms.

Within about 14 days you and the seller sign the Sale and Purchase Agreement (SPA), and you pay the balance of the 10% deposit. This is also when you finalise your bank loan. First-home buyers in Malaysia can often borrow up to 90% of the value (a 90% loan-to-value, or LTV), so many buyers put down 10% in total.

Your lawyer then handles the Memorandum of Transfer (MOT) and the associated stamp duty, which is tiered — for example 1% on the first RM100,000, 2% on the next band, and rising to 3-4% on higher values. Separate stamp duty applies to the loan agreement. Factor in legal fees for both the SPA and the loan documentation.

For a completed property, the balance purchase price is settled and keys are handed over on completion. For new builds sold under construction, you enter a defect liability period (usually 24 months) during which the developer must rectify defects. Once that is understood, your first JB home is ready to move into.
